Items of concern so you pass the appraisal process

Have you ever dealt with an appraisal?  Getting things done to your home before you put it on the market can help the whole process go more smoothly.  Things to think about are:

  • If your windows have cracks in them, they will have to be replaced prior to appraisal for most financing.
  • The location of the septic tank needs to be known and if you haven't pumped your tank in awhile, issues could arise.
  • Moisture inside a home can be flagged, including basements.
  • Outbuildings/garages/sheds have to pass same standards as the home, which includes chipping/peeling paint or exposed raw wood.
  • Interior Walls must be complete, sheetrock walls that remain unpainted can be flagged.
  • Electrical-There must be GFCI outlets in the kitchen and bathrooms (all)
  • Handrails must be included on all staircases with three steps or more. (Including steps to basement and outside).
  • Foundation-Cracks in foundation will be flagged.
  • Heating Source is required and must be 100% functioning.  If a home has one source of heat and it is from a pellet stove or wood stove, it will need central heating system..  Ask your trusted lender for more specifics if uncertain.
  • Paint-no peeling paint.
  • Roof-missing or curling shingles will be flagged.

These are some of the items that can come up with the buyer's appraisal when it comes back; after you have listed your home and received an offer on it.  Heading off issue before the appraisal will help things go smoother when that appraisal comes back.  If you can take the time to address these possible issues by talking with your trusted Realtor things will go much smoother at the end of this process.  It is well worth asking the questions and fixing issues so you can get to the closing table and look back at a much smoother process.
