Homebuyers need their own representation.  Realtors can help clients navigate one of the most important transactions of one's life.  Realtors provide support, expertise and advocacy-do not work with them if they can't provide these important buyers agent skills.

All of this is important to understand with the NAR Settlement changes that have taken place.  As of August 17th, Realtors are required to have a signed buyer's representation agreement before showing you any home.  In the past we could easily show you homes without this formality.  Now due to the NAR settlement, its a mandatory requirement for all Realtors.  Along with this change, where sellers traditionally paid the buyers agent commission, now it is Not a customary practice.  Be prepared for some sellers not being willing to cover what will be your costs to your Realtor for your Buyers Agent services.  If you need more information on this, contact us at office@harbertcompany.com
